Your Concrete Slab Is Cracking. When Should You Actually Worry?

A field guide to the cracks that mean nothing, the cracks that mean a repair, and the cracks that mean a structural problem.

Every concrete slab cracks. That's not a defect and it's not a sign the pro cut a corner — it's basic physics. Concrete shrinks as it cures, and the internal tension has to go somewhere. The question isn't whether your slab has cracks. The question is what kind, where, and whether they're growing. Here's how to tell what you're actually looking at.

Hairline surface cracks (called "crazing" if there are many of them in a spider-web pattern) show up in the first year on almost every driveway or patio. They're less than the thickness of a credit card and don't go all the way through the slab. Cosmetic only. They happen because the top of the slab dried faster than the bottom during curing. You can seal them if you don't like how they look, but they will not spread and they will not affect the slab's structural life.

Control-joint cracks are the ones that follow the saw-cuts your pro made across the slab surface. Those cuts exist specifically to give the slab a controlled place to crack. If the crack lines up with a cut, that's the slab working exactly the way it was designed to. Fill it with a flexible polyurethane sealant every 5-7 years and it will stay watertight for the life of the slab.

Random through-cracks that run diagonally across a bay (not aligned with any joint) are worth a closer look. A 1/8-inch crack that stays 1/8-inch over two seasons is settled and stable — seal it and move on. A crack that visibly grows year over year, or that has one side lifted higher than the other (called "displacement"), is a signal that the sub-base under the slab is moving. In North Carolina red clay, that usually means one of three things: a drainage issue is washing out the sub-base, a tree root is lifting one edge, or the original stone base wasn't compacted properly.

Corner cracks (a triangular chunk breaking off at a slab corner) are almost always caused by an unsupported corner — the sub-base washed out under it. Common cause in NC: gutter downspout dumping water at the corner of a driveway. Fix the drainage, seal the crack, and it usually stops.

Wide cracks (over 1/4 inch), especially with vertical displacement (one side higher than the other), are the ones to actually worry about. Those signal significant sub-base failure — a void has formed under the slab, or one side has settled and the other hasn't. That's when you call a pro for a slab-lifting evaluation. Polyurethane foam injection under the slab can lift and stabilize it for $700-$2,400 on a two-panel driveway; that's much cheaper than tear-out and re-pour, which is $6,000-$11,000 on a two-car drive in NC in 2026.

The single biggest predictor of whether cracks stay cosmetic or turn serious in NC: how well the sub-base was prepped and how well the site drains. If your slab was poured on 4 inches of compacted crushed stone with good drainage away from the house, you'll get hairline cracks and never a structural problem. If it was poured on native red clay with a downspout emptying against the slab edge, you'll be watching a growing crack every year.

If you're unsure, the diagnostic is simple: mark the ends of any crack you're worried about with a small paint dot. Measure the crack width at that mark. Come back six months later. If it hasn't moved, ignore it. If it's grown, call a slab-repair pro before it turns into a tear-out.
